I’m Nathan Rooks, a licensed General Contractor in Georgia (RBI003523) with 20 years of residential construction experience across North Georgia — remodels, additions, and new home builds. The last five years have been focused specifically on new construction in the North Georgia mountains, which is where most of my clients are building today.

Rooks Building Consulting is my independent construction consulting practice — separate from any building work, built for one purpose: working only for the homeowner, with no stake in the build itself. Owner’s representative services, construction oversight, structural evaluations, bid review, and construction problem assessment, all from the homeowner’s side of the table.

Why This Exists

Most of what I do is construction problem solving.

A homeowner calls me because something doesn’t look right, or an inspector flagged something structural and told them to consult a licensed contractor, or their build is going sideways and they don’t know what to do next. That’s the situation I’m built for. I show up, look at the actual problem with 20 years of building experience, and give them a straight answer — what it is, whether it matters, and exactly what to do about it.

Twenty years on job sites teaches you where things go wrong — not in the big visible mistakes, but in the small ones that get covered up before anyone notices. A flashing detail out of sequence. A draw paid for work that wasn’t finished. An absentee owner trusting updates secondhand with no way to verify them. I started Rooks Building Consulting because homeowners in these situations need an independent construction consultant in their corner — not a project manager working for the builder, not a bank inspector, just someone with real residential construction experience whose only job is telling them the truth.
